• Ein Zertifikat der drei in der deutschen Bau- und Immobilienbranche am weitesten verbreiteten Green Building und Nachhaltigkeits-Labels DGNB, LEED oder BREEAM ist der Beleg für nachhaltige Gebäudequalität und/oder nachhaltigen Gebäudebetrieb. Festzustellen ist, dass die Anzahl zertifizierter Gebäude weiter steigt und grüne Investments zunehmend an Bedeutung gewinnen. Jüngster Treiber dafür ist das wachsende Bewusstsein und die regulatorische Notwendigkeit der nachhaltigen Ausrichtung von Unternehmen im Hinblick auf ihre Corporate Responsibility. Die Zertifizierung der Nachhaltigkeit von Gebäuden sollte aber nicht nur als eine reine Auszeichnung eines Gebäudes und dessen Betrieb interpretiert werden. Der eigentliche Mehrwert entsteht, wenn die etablierten Nachhaltigkeitssysteme und -kriterien als Instrument zur Steuerung und Kommunikation verstanden werden, um Projekte und den Gebäudebetrieb nachhaltig zu entwickeln. Nachhaltigkeitskriterien lassen sich in Planung, Ausführung und Betrieb steuernd einsetzen, um die Projektziele von Investoren und Eigentümern erfolgreich umzusetzen. Das Nachhaltigkeitssystem mit den dazugehörigen Prozessen wird zum Managementtool, der Auditor als Nachhaltigkeitsexperte zum Nachhaltigkeitsmanager. Das Praxisbeispiel „Zukunftspark Wohlgelegen“ der Stadtsiedlung Heilbronn belegt, wie die Übersetzung einer Unternehmensphilosophie in einen Anerkennungsprozess für Green Building und die Nachhaltigkeitszertifizierung eines Gebäudes die erfolgreiche und nachhaltige Entwicklung des Quartiers stützt und Nachhaltigkeitskriterien sowie die dazugehörigen Prozesse als Steuerungsinstrumente und als Kommunikationstools eingesetzt werden können. Die abschließende Auszeichnung dieser Projekte ist die logische Konsequenz – aber kein Muss. In the German construction and real estate industry a certificate of the three best-known Green Building Labels DGNB, LEED or BREEAM is the evidence for sustainable building quality and / or sustainable building operation. It should be noted that the share of certified property grows continuously and green investments gain in importance. Recent driver for this development is the increasing awareness and regulatory necessity of sustainable alignment of companies in terms of corporate responsibility. But the certification of buildings in terms of sustainability should not be interpreted as a mere award of a building and its operation. The real added value is created when the established sustainability systems and their criteria are understood as instruments of management and communication in order to holistically develop projects and building operation. Sustainability criteria can be used in planning, construction and operational use in order to successfully implement the project goals of investors and owners. Therefore a sustainability system suits as a management tool, the auditor as the accredited sustainability expert becomes the sustainability manager. The practical example “Zukunftspark Wohlgelegen“ of the Stadtsiedlung Heilbronn shows how the translation of a corporate philosophy in a standardized process for Green Building and in a sustainability certification of a building supports the successful and sustainable development of projects. It also shows how criteria and the associated processes can be used as management instruments and as communication tools. The final certification of these projects is the logical consequence – but not a must.
