  • Eleven major reasons for delays on recent architectural construction projects, and the remedies for each, are presented. One reason for delay, inadequate schedule control by the architect, can be remedied by insuring that design-services contract documents include adequate requirements for the architect to develop, submit, and maintain a design schedule. Another problem, late inclusion, approval, or buy-in by a project's third parties, can be remedied by the owner identifying early in the design phase all third parties that will be required to provide some manner of approval before construction begins, or that will be affected by the project in some manner. The delay caused by failure to coordinate and plan the owner's move-in sequence can be remedied by identifying one person as the move-in leader, creating a single-point contact for all involved, as well as a focus for scheduling and coordinating this final phase.
