• With the development of socialist market economic in our country, the basic theory research of assets appraisal is more and more important. This thesis is focus on the theory research and positive analysis of the discount rate, the discount rate is one of important parameter in the income present value methodology of assets appraisal, it is a important problem to determine the discount rate in the theory research of assets appraisal. This thesis, depending on the Modern Portfolio Theory , through analyzing and comparing the investment reward rate model ,constructed the discount rate measure model , this measure model is based on the Capital Asset Pricing Model, the discount rate is made up of disk-free return rate and risk return rate, qualitatively analyzed the inner meaning and uncertainty of these two part, selected the real asset as a carrier, using the regression analytical method, gained the timing discount rate, the demonstration results indicate regression checkout is up to grade. so the discount meas
